A short sale may be the best option for you.

 

Falling behind on your house payments and facing foreclosure may seem like the end of the world, but if you become informed and take action, I CAN HELP YOU find a solution.  A foreclosure will stay on your credit report for seven years but you'll have to disclose it to creditors for the rest of your life!  Walking away from your house may seem like the easiest solution but your credit score will probably drop by at least 200 points.  You'll be cleaning up that mess for years to come.

If you are not behind on your payments you may still qualify for a short sale.  If you can demonstrate a legitimate hardship, your mortgage company may allow us to sell your house at current market value, even if that's 50% of what you paid for it a few years ago.

If you really want to remain in your home I will refer you to a reputable company who can try a loan modification.  But if the bank won't agree, or if they only drop your payments $150 and that doesn't help you enough, we can still pursue a short sale.
